What affects the cost of a car porch in Brunei

No two car porches cost the same. Here's what decides the price, so you can plan your budget and compare quotations properly.

A car porch is one of the jobs we quote for most often. Customers usually ask for a price straight away, but the honest answer depends on a handful of choices. Once you know what they are, you can decide what matters to you and compare quotations like for like.

1. Size and number of cars

The floor area sets how much steel, roofing and ceiling the porch needs. A porch for two cars is roughly twice the area of a single one, and a wider span may need bigger beams or extra posts. Measure the space you want covered, including room to open the car doors.

2. The frame

Most car porches in Brunei have a steel frame. Heavier steel sections cost more but can span further with fewer posts, which keeps the driveway clear. The paint matters as much as the steel: a proper primer and top coat protect the frame from rust in our humid climate. Ask each contractor which steel sizes and paint they have priced.

3. The roof

Metal roofing sheets are the most common choice and usually the most economical. Polycarbonate sheets let daylight through, but the porch can feel warmer underneath. Louvred roofs look modern and cost more. Whatever you choose, the roof needs enough slope, plus gutters and downpipes, so rainwater runs away from the house and the driveway.

4. The ceiling

A ceiling hides the frame and wiring and gives the porch a finished look. Metal strip and PVC ceilings cope well with humidity and blown rain. Leaving the ceiling out lowers the cost, but the underside of the roof and the wiring stay visible.

5. Foundations and ground conditions

Every post needs a proper footing. On soft or filled ground, footings may need to be bigger, or even piled, which adds cost. If the porch goes over an existing driveway, the concrete has to be cut and patched around the new footings.

6. Lights, fans and the floor

Wiring for lights, ceiling fans and power points adds to the price, and so do new floor tiles or concrete under the porch. Decide early whether you want these, so every quotation you receive covers the same items.

7. Approval and drawings

A car porch attached to your house is an extension, so it may need approval before work starts. If it does, a registered architect or engineer prepares and submits the drawings, and their fee is part of the cost. Our guide Do you need approval to extend your house in Brunei? explains how this works.

How to compare quotations

  • Each quotation states the porch size, steel sizes, roof type, ceiling, gutters, wiring and floor
  • It says whether removing an old porch and clearing the debris is included
  • The payment stages and the defects period after handover are clear
  • The contractor is registered with ABCi. Here's how to check a contractor before you sign

We price every car porch from a site visit, with an itemised quotation that lists each of these items. Send us a photo of your house on WhatsApp to get started.
